Jim Lampassi: 45 Years, 50 States, and a Career Built by Networking

Welcome to this episode of The Tori Nook Talk Show! In this episode, Tori sits down with Jim Lampassi, Senior Vice President of Real Estate and Construction at Academy Sports and Outdoors. Jim has spent over four decades in retail real estate, site selection, construction, and development, holding senior leadership roles at Ross Stores, Barnes & Noble, and Petco before joining Academy, where he oversees strategy behind real estate, construction, store design, and growth for one of the country's leading sporting goods and outdoor retailers. Jim grew up in Somerville, Massachusetts and studied geography with a concentration in urban planning at Salem State University. After graduating in 1981 into a job market with no urban planning openings, he stayed on at the grocery store he'd worked through college. His break came when he met a stranger, an usher at a friend's wedding, who connected him to the market research department at Grossman's Lumber Company. That conversation launched a 45-year career, starting with mapping out entire markets by hand using census books before the internet existed. They discuss climbing from analyst to head of location research at Marshall's, growing the chain from 150 to 550 stores over 11 years, bringing Marshalls to Puerto Rico, meeting his wife Lucy at a store managers' conference, jumping to Petco and then Barnes & Noble as its real estate department head, landing an unadvertised SVP role at Ross, and choosing Academy Sports for its growth runway, its refusal to hire based on age, and its all-American, always-game family mission. They also cover navigating tariffs and steel costs, and why networking has been the throughline of his career. 🎯 Topics covered: Growing up in Somerville and studying urban planning Landing his first real estate job through a wedding usher connection Mapping markets by hand with census books at Grossman's Rising from analyst to deal maker at Marshall's Growing Marshall's from 150 to 550 stores over 11 years Bringing Marshalls to Puerto Rico Meeting his wife Lucy at a Marshall's conference Leading real estate at Petco and then Barnes & Noble Landing an SVP role at Ross through networking Why he chose Academy Sports over staying at Ross Academy's growth runway and refusal to hire based on age Final advice: talk to as many people as possible ⸻ 👤 Connect with Jim Lampassi LinkedIn: https://www.linkedin.com/in/jim-lampassi-8668bb4/ ⸻ 👤 Connect with Tori Nook Website: https://torinook.com LinkedIn: https://www.linkedin.com/in/torirendanonook/ Instagram: https://www.instagram.com/tori_nook/ X: https://x.com/ToriNook Email: hello@torinook.com ⸻ 🎧 The Tori Nook Talk Show is where real conversations meet real success. Brandon Cobb: From $30K House Flip to $100M Development Vision

Welcome to this episode of The Tori Nook Talk Show! In this episode, Tori sits down with Brandon Cobb, real estate developer, investor, entrepreneur, and CEO of HBG Capital Group. Brandon calls himself an accidental entrepreneur. After being fired from his medical device sales job around age 27, he gave himself six months to make money in real estate. Eight days before that deadline, he closed his first house flip for a $30,000 profit. Ten years later, he develops and sells land to national homebuilders like D.R. Horton, Lennar, and Ryan Homes, runs two masterminds, hosts the Recession Resistant Real Estate Radio podcast, and is aiming to grow his development company to $100 million in revenue. Brandon grew up in Memphis, went to the University of Tennessee at Knoxville, and now lives in Nashville. After that first flip, he scaled to 30 to 50 house flips per year, then discovered new construction was three times more profitable when they rebuilt a fire-damaged property. Instead of chasing 200 landowners a year for 30 vacant lots, they started targeting single parcels large enough for entire subdivisions. They discuss how he finds large tracts using GIS maps and conversations with planning directors, why joining a mastermind after his first year saved his business, converting debt investors to equity partners overnight to unlock a $20M bank loan, running the Land Development Accelerator and AI Agent Accelerator, and why one AI agent he built does six hours of land due diligence in minutes. 🎯 Topics covered: Getting fired from medical device sales at 27 The six-month ultimatum and $30K first flip Scaling house flips to 30-50 per year The fire-damaged house that led to new construction Getting bought out by D.R. Liz Fisher: Releasing Emotional Energy Stuck in the Body Through EFT

Welcome to this episode of The Tori Nook Talk Show! In this episode, Tori sits down with Liz Fisher, owner of Tap Into Health, EFT International Accredited Certified Practitioner, clinical hypnotherapist, author, and host of the Tap Into Health podcast. Liz works with clients on body-focused repetitive behaviors, anxiety, panic disorder, emetophobia, performance anxiety, and emotional blocks that traditional therapy has not been able to resolve. Fun fact: Liz and Tori are second cousins. Liz was a graphic designer for over 20 years before pivoting into healing work. At 8 years old she developed trichotillomania, a body-focused repetitive behavior that caused her to pull out her hair, and by age 20 she was wearing a full wig. After her second son was born in 2014, the pulling came back while she was nursing in the middle of the night. She Googled ways to stop without medication, found EFT on YouTube, taught herself, and didn't pull for three months. When urges returned around Thanksgiving, she found a trainer in Cleveland, took the $3,000 certification course, and during that training cleared her hair pulling for good in just four sessions with another practitioner in Pittsburgh. They discuss what EFT actually is (acupressure points from Chinese medicine combined with talk therapy), how tapping lowers cortisol and re-engages the prefrontal cortex, the FMRI studies showing brain chemistry change after two minutes, Gary Craig (the Stanford-trained engineer who invented EFT), why Liz became a certified clinical hypnotherapist in 2024, the frozen shoulder client who could lift her arm after one session about a broken heart, and the past-life Civil War session that freed a woman to drive again. 🎯 Topics covered: What EFT is and how it works (9 acupressure points) Trichotillomania at 8 and wearing a wig by 20 The 3 AM Google search that introduced her to EFT Healing her hair pulling in 4 sessions How EFT lowers cortisol and re-engages the prefrontal cortex The frozen shoulder client and the broken heart session Becoming a clinical hypnotherapist in 2024 The Civil War past-life session Tapping with kids, horses, and animals Her book Breaking Free from Trichotillomania with EFT Final advice: emotions are temporary, you don't have to stay stuck ⸻ 👤 Connect with Liz Fisher Website: tapintohealth.net Instagram: @tapintohealth_eft Podcast: Tap Into Health ⸻ 👤 Connect with Tori Nook Website: https://torinook.com LinkedIn: https://www.linkedin.com/in/torirendanonook/ Instagram: https://www.instagram.com/tori_nook/ X: https://x.com/ToriNook Email: hello@torinook.com ⸻ 🎧 The Tori Nook Talk Show is where real conversations meet real success. Welcome to this episode of The Tori Nook Talk Show! In this episode, Tori sits down with Malminder Gill, a Harley Street clinical hypnotherapist with over 15 years of experience. Malminder works with global leaders, high-profile individuals, royal circles, and celebrities. She's known for her mastery of hypnotic narrative and has shaped bespoke sleep programs for luxury hotels including Mandarin Oriental, Maybourne Hotel Group, and The Cadogan. Malminder's journey started at 17 when she couldn't sleep for months after a minor car accident and school exams. A hypnotherapist helped her finally rest. Years later, while working as head of international at a corporate job at 26, she was stuck managing conflict between U.S. and international teams. Her boss told her to learn coaching instead of quitting. She found a tutor in Buenos Aires who taught her coaching, NLP, and hypnotherapy over café con leche and medialunas every morning. When her company made her redundant in 2007-2008, she opened her practice. Her hypnotherapy teacher told her she couldn't start on Harley Street without 20 years of experience. She said, "I don't have 20 years," and started at #2 Harley Street (the lower numbers are less prestigious). She worked her way up to #96 by doing her own SEO for nine months until she hit page one of Google. Now she works primarily with anxiety and sleep, having referred out most other issues. She's especially known in the film industry, where actors, directors, producers, and screenwriters face constant rejection, creative blocks, and public scrutiny. Aaron Zucker: Follow Your Gut (From Bar Owner to $70M+ in Real Estate)

Welcome to this episode of The Tori Nook Talk Show! In this episode, Tori sits down with Aaron Zucker, founder and CEO of Zucker Investment Group (ZIG), one of the nation's leading value-add single-tenant real estate firms. Aaron is also a partner in American Family Care, Seven Brew Coffee, and Small Sliders, giving him a unique perspective on both real estate and brick-and-mortar operations. Aaron grew up in Charlotte, graduated from the University of Alabama, and bought a failing college bar junior year with his friends. While cleaning up vomit and sneaking in underage kids, he realized his landlord—who owned 400 properties—was collecting rent while they worked their butts off. That was his lightbulb moment: real estate beats hard work. He started in leasing at DLC Management, moved to Phillips Edison (leasing grocery-anchored centers with no grocery stores), and at 27 joined PEB, a South Florida family office, as SVP of leasing. In 2017, he told the Wiener family he wanted ownership. They politely said it was a family business. So Aaron spent 2018 planning his exit and building his business plan on an iPad. In December 2018, he made the leap. Seven years later, ZIG has closed 70+ deals, runs on EOS (Entrepreneur Operating System), and hires based on five core values: growth-minded, resilient, integrity, positive, collaborative. They offer equity to 22-year-olds fresh out of school who don't know what a cap rate is, turning $5K into six- and seven-figure net worths through promotes and cash flow. 🎯 Topics covered: Buying a failing college bar at 21 (and realizing landlords win) From DLC to Phillips Edison: leasing with no grocery stores The 2017 conversation: "This is a family business" The leap at 29: parents' basement, six-month-old daughter, no income 70+ deals in seven years across the U.S. Five core values: growth-minded, resilient, integrity, positive, collaborative Why he interviews 100 people to hire one Holocaust survivors as his "why" and legacy Single dad: blocking 5-7:30pm, working after bedtime Two rules for his kids: try your hardest, be nice to people Final advice: Follow your gut, no victim mentalities ⸻ 👤 Connect with Aaron Zucker LinkedIn Instagram Podcast Zucker Investment Group ⸻ 👤 Connect with Tori Nook Website LinkedIn Instagram X TikTok ⸻ 🎧 The Tori Nook Talk Show is where real conversations meet real success. Yonah Weiss: Why 99% of Investors Don't Know About Cost Segregation

Welcome to this episode of The Tori Nook Talk Show! In this episode, Tori sits down with Yonah Weiss, the "Cost Segregation King" and Director at Madison Specs, a national cost segregation leader. Yonah has helped clients save over $1 billion in taxes through advanced depreciation strategies—yet when he entered the industry 10 years ago, 99% of the real estate investors he spoke to had never even heard of it. Yonah didn't start in real estate or finance. He was a teacher for 15 years—following his mother and grandparents into education. But after a major family health crisis left him struggling with student debt and mounting bills, he pivoted at age 35. He spent two years learning commercial mortgages, discovered cost segregation by accident, and realized he'd found a massive knowledge gap. The most successful investor he knew used it religiously. Everyone else? Clueless. So Yonah leaned into what he does best: teaching. He started his first 30-day LinkedIn challenge in 2017, launched his podcast Weiss Advice in 2020, and has now been a guest on over 500 podcasts. Allen Buchanan: 42 Years, One Firm, and the Faith-Based Framework Behind It

Welcome to this episode of The Tori Nook Talk Show! In this episode, Tori sits down with Allen Buchanan, SIOR, Principal at Lee & Associates Commercial Real Estate Services in Southern California. With over 42 years at one firm—a rarity in commercial real estate—Allen has built one of the most respected careers in industrial brokerage while staying true to his faith, family, and unwavering principles. Allen didn't start in CRE. After his father told him he "didn't know squat" and refused to hire him into the family soft drink business, Allen spent five years with Procter & Gamble before walking away from a promising corporate career. He chose Lee & Associates in 1983 because of its culture, collaboration, and family feel—and he's never left. Along the way, he became an SIOR designee, a 10-year contributing columnist for the Southern California News Group, and the author of The Sequence, a framework for sourcing, qualifying, and executing CRE transactions. They dive into why relationships still trump technology, how Allen's wife vetted his job offers (yes, really), the mistake rookies make by thinking too short-term, and why he stopped drinking in 1991 to protect his family. Allen also shares his blueprint for longevity: faith first, consistency in social media, qualifying over chasing deals, and working with clients you can be yourself around. 🎯 Topics covered: Why Allen's dad refused to hire him into the family business How Procter & Gamble trained him for CRE (but cost him family time) Why he brought his wife and baby to job interviews—and what it revealed 42 years at Lee & Associates: the culture that made him stay The biggest mistake rookies make: thinking in semesters, not decades Getting his SIOR designation at age 60 (and why it mattered) Starting his blog in 2009 when only 3 brokers were doing it Why he stopped drinking in 1991 and went plant-based in 2014 Faith as the foundation for every decision since age 14 The Sequence: why qualifying is the most underutilized skill ⸻ 👤 Connect with Allen Buchanan Book: The Sequence - A Personal Journey and Framework for Commercial Real Estate Brokerage Success LinkedIn: https://www.linkedin.com/in/alancbuchanan/ X/Twitter: @AllenCBuchanan Email: abuchanan@lee-associates.com ⸻ 👤 Connect with Tori Nook Website: https://torinook.com LinkedIn: https://www.linkedin.com/in/torirendanonook/ Instagram: https://www.instagram.com/tori_nook/ ⸻ 🎧 The Tori Nook Talk Show is where real conversations meet real success.
