374: She Wanted $40 to Host My Open House... Here’s the Problem

A brand-new real estate agent asked to host open houses in our local brokerage group. I had an $800K listing coming up, loved her initiative, and offered her the opportunity. Then she told me her fee was $40. And listen... I know some of y'all are going to disagree with me on this one. 😂 But this episode isn't really about $40. It's about the difference between thinking like an employee and thinking like the CEO of your real estate business. There is a cost to doing business. Sometimes that cost is money. Sometimes it's time, energy, training, or simply being willing to put yourself in the right rooms before you know exactly how the opportunity will pay off. We're talking about open houses, investing in your real estate business, recognizing the bigger opportunity, and why constantly nickel-and-diming your way through this career could be costing you a whole lot more than you're saving. If you want to build a successful real estate business, you've got to start thinking like a business owner. 373: The 4 Types of Clients You Need to Refer Out Immediately

Not every real estate client is a client you should take. I learned this lesson the hard way after ignoring my gut, taking a client I knew wasn't a good fit, and ending up in one of the most stressful transactions of my career. In this episode, I'm breaking down four situations where referring the business out may actually be the better move for you AND your client. We're talking about clients outside your service area, deals outside your area of expertise, dual agency situations, and the clients where you can tell from the beginning that there's a major mismatch in personality, values, or expectations. Because one of the lessons I've learned after more than a decade in real estate is simple: all money ain't good money. Sometimes the smartest business decision you can make is to say no, protect your time and reputation, connect that client with the right agent, and collect a referral fee instead. If you've ever ignored the red flags because you needed the commission, this episode is for you. ✨ Join the Bestie community: rosemarylewis.com/list ✨ Join Six Figure Bestie: rosemarylewis.com/sixfigurebestie ✨ Accelerator Coaching: rosemarylewis.com/coach Join the Six Figure Bestie, the community for women in real estate who are ready to build a six-figure business with Christ at the center. 372: I Stopped Overthinking Real Estate Lead Generation. Here’s What Happened

Real estate lead generation does not have to be complicated. I recently signed a new listing AND picked up the buyer side from someone I met just a few weeks earlier... playing mahjong. 😂 But this episode isn't really about mahjong. It's about recognizing how many opportunities you already have to meet people, build relationships, and grow your real estate business without forcing awkward or salesy conversations. I'm breaking down exactly how this new connection became a client and the simple things you can put on repeat: get around more people, start conversations, exchange information, stay connected on social media, talk about what you do, and look for ways to provide value. If you've been overthinking real estate lead generation or wondering where your next client is going to come from, this one is for you. Your next client might be a lot closer than you think. ✨ Join the Bestie community: https://www.rosemarylewis.com/list ✨ Six Figure Bestie: https://www.rosemarylewis.com/sixfigurebestie ✨ Accelerator Coaching: https://www.rosemarylewis.com/coach Join the Six Figure Bestie, the community for women in real estate who are ready to build a six-figure business with Christ at the center. 371: The Decisions You Make Today Could Change Your Family for Generations

What if the decisions you're making today aren't just impacting you, but your children, your family, and generations you may never meet? In Acts 16, we're introduced to Lydia, a successful businesswoman whose encounter with God didn't stop with her. Scripture tells us that after Lydia was baptized, her household was baptized too. That small detail has completely changed the way I've been thinking about legacy. In this episode, we're talking about what we're modeling through our faith, relationships, physical habits, and businesses. Because whether we realize it or not, the people coming behind us are watching how we handle hard things, how we treat people, how we care for ourselves, how we pursue God, and whether we're willing to take risks and finish what we start. I also share some personal examples of how I've seen this play out in my own family, including choices my parents made decades ago that are still impacting my family today. Your business can make money. But your life has the opportunity to make an impact that lasts far beyond you. What are you modeling for the generation coming behind you? 📖 Scripture: Acts 16:11-15 ✨ Join the Bestie community: https://www.rosemarylewis.com/list ✨ Join Six Figure Bestie: https://www.rosemarylewis.com/sixfigurebestie ✨ Learn more about Accelerator Coaching: https://www.rosemarylewis.com/coach Join the Six Figure Bestie, the community for women in real estate who are ready to build a six-figure business with Christ at the center. 369: 12 Things Real Estate Agents Should Actually Spend Money On

Being a real estate agent is NOT cheap. Between technology, marketing, brokerage fees, coaching, conferences, photography, lead generation and everything else we're told we "need," it's easy to spend those commission checks just as quickly as they come in. But what's actually worth the money? In this episode, I'm sharing the real estate investments I'm standing 10 toes down on. These are the tools, resources and experiences that have actually helped me build my business, serve my clients better, save time, and continue growing as a real estate agent. We're talking about everything from owning your CRM and investing in professional photography to coaching, conferences, transaction coordinators, client events, content creation tools and a few things you might not expect. And no, I'm not telling you to run out and buy everything on this list today. The goal is to start thinking like a business owner. As those commission checks come in, where can you intentionally reinvest some of that money into things that will help you grow? Because there's plenty of stuff you could spend money on in real estate. I want to help you figure out what's actually worth it. 368: The Back-to-School Strategy Every Real Estate Agent Needs

Back-to-school season isn't just for the kids. It's one of the best times of the year to reset your routines, reconnect with your community, and build momentum for the fall real estate market. In this episode, I'm sharing three simple strategies every real estate agent should be implementing right now to strengthen their pipeline before the busy fall season. We'll talk about how to create more structure in your business through time blocking, show up intentionally on social media with content your community actually cares about, and use everyday back-to-school events as opportunities to build real relationships through face-to-face conversations. The best part? None of these ideas require a big budget or complicated marketing plan. They're practical, repeatable, and designed to help you become the go-to real estate resource in your community. If you're ready to finish the year strong, this episode will help you get back to business with purpose. These strategies focus on time blocking, community-centered social media, and intentional conversations to build a stronger real estate pipeline heading into the fall market. ✨ Join the Bestie community (email list): https://www.rosemarylewis.com/list ✨ Six Figure Bestie Membership (weekly coaching for agents building to $100K+): https://www.rosemarylewis.com/sixfigurebestie ✨ Accelerator Coaching (high-level coaching + accountability): https://www.rosemarylewis.com/coach Join the Six Figure Bestie, the community for women in real estate who are ready to build a six-figure business with Christ at the center. 365: What God Does With a Broken Heart | Psalm 34:18 Bible Study

Heartbreak comes in many forms. Sometimes it's the pain of losing someone you love. Sometimes it's betrayal, disappointment, unanswered prayers, or the weight of life itself. And sometimes, if we're honest, we've broken our own hearts through the choices we've made. So where is God in the middle of all of it? In this Bible study, we're walking through one of my favorite promises in Scripture: "The Lord is near to the brokenhearted and saves the crushed in spirit." (Psalm 34:18) Together we'll look at the lives of Joseph, Naomi, Ruth, and the woman at the well to discover how God's presence, redemption, and restoration show up in the middle of heartbreak. If you've been carrying grief, disappointment, betrayal, or simply feel weary, my prayer is that this study reminds you that your story isn't over. The same God who was near to them is still near to you. His Word isn't just something we read. It's living, active, and still changing lives today. This study explores how Psalm 34:18 comes to life through the stories of Joseph, Naomi, Ruth, and the woman at the well, showing God's faithfulness to the brokenhearted. 📖 Scriptures in this study: Psalm 34:18 Genesis 37 & 39 (Joseph) Ruth 1 & 4 (Naomi & Ruth) John 4 (The Woman at the Well) ✨ Join the Bestie community (email list): https://www.rosemarylewis.com/list ✨ Six Figure Bestie (for faith-driven real estate agents): https://www.rosemarylewis.com/sixfigurebestie ✨ Accelerator Coaching: https://www.rosemarylewis.com/coach Join the Six Figure Bestie, the community for women in real estate who are ready to build a six-figure business with Christ at the center. 364: God & Money: How I Built a Real Estate Business His Way

Can we be honest for a second? You can be doing all the “right” things in your real estate business… and still feel overwhelmed, stretched, and low-key exhausted. More leads. More systems. More strategy. And somehow… still not at peace. That’s why this conversation hit different. In this episode, I sat down with Kat West and we talked about what really shifts when you stop building your business your way… and start building it God’s way. Not in a surface-level, “add a scripture to your caption” type of way… But in how you make decisions, how you structure your business, and how you show up every day. Kat shares how she went from striving and trying to hold everything together… to serving, letting go of control, and creating a business that actually supports her life. And what I love most is this: The strategy didn’t radically change… but her posture did. And that changed everything. We talk about leverage, time, money, and what it really looks like to trust God as your provider—not just say it, but actually live it out. If you’ve been feeling like “there has to be a better way to do this”… this is your episode. ✨ Connect with Kat: Instagram: https://instagram.com/katwestrealtor ✨ Join the Bestie community: https://www.rosemarylewis.com/list ✨ Six Figure Bestie (for agents building to $100K+): https://www.rosemarylewis.com/sixfigurebestie Join the Six Figure Bestie, the community for women in real estate who are ready to build a six-figure business with Christ at the center. 363: You're Talking to Clients the Wrong Way (Here's Why)

What if your clients aren't saying "no"... They're just hearing you the wrong way? One of the biggest breakthroughs in my real estate career had nothing to do with lead generation, scripts, or social media. It came from learning how different personality types communicate and make decisions. In this episode, I'm breaking down the four communication styles every real estate agent should recognize before walking into a buyer consultation, listing appointment, or negotiation. You'll learn: Why some clients make decisions quickly while others need more time How to adjust your communication style for different personalities The biggest mistake agents make when talking to buyers and sellers Why it's not always what you say—but how you say it How understanding personality types can improve your confidence and your conversion rate Whether you're a brand-new agent or you've been selling homes for years, learning how to communicate with different personalities will help you build stronger relationships, earn more trust, and close more deals. Because every client is different... and the best agents know how to meet people where they are. This episode explores four common personality styles and how adapting your communication can transform conversations with buyers and sellers. ✨ Join the Bestie community (email list): https://www.rosemarylewis.com/list ✨ Six Figure Bestie Membership: https://www.rosemarylewis.com/sixfigurebestie Join the Six Figure Bestie, the community for women in real estate who are ready to build a six-figure business with Christ at the center. 362: The Referral Killer Most Realtors Never See Coming

Want more referrals? Most agents think they need more leads, more marketing, or more social media content. But what if the real problem is the experience you're creating for the people who already know you? In this episode, we're talking about one of the biggest missed opportunities in real estate: customer service. From past clients you've lost touch with, to current clients who need better communication, to future clients who are watching how you show up every day, every interaction is shaping your reputation and your business. You'll learn: Why past clients stop referring agents The simple follow-up habits that keep you top of mind How to create a better client experience Common communication mistakes that damage trust What future clients are paying attention to before they ever contact you Because real estate isn't the house business. It's the relationship business. And the agents who consistently earn referrals aren't always the best marketers. They're often the ones who make people feel seen, valued, and cared for long after the transaction is over. Inspired by real customer service experiences that highlighted what businesses often get wrong, this episode challenges agents to think differently about every stage of the client journey. If you want a business built on repeat clients, referrals, and genuine relationships, this episode is for you. ✨ Join the Bestie community (email list): https://www.rosemarylewis.com/list ✨ Six Figure Bestie (for agents building to $100K+): https://www.rosemarylewis.com/sixfigurebestie Join the Six Figure Bestie, the community for women in real estate who are ready to build a six-figure business with Christ at the center. 361: AI Is Making Your Marketing Worse

AI is one of the most powerful tools available to business owners right now. It's also making a lot of real estate agents completely forgettable. In this episode, we're talking about the AI pandemic happening across social media and why so many agents are accidentally blending into the noise instead of standing out. The problem isn't AI itself. The problem is how we're using it. When every flyer looks the same, every caption sounds the same, and every profile photo feels more artificial than authentic, we stop building the one thing that actually drives business: trust. We'll talk about: Why AI-generated marketing is becoming white noise The danger of losing your authentic voice online Common AI mistakes real estate agents are making How to stand out in a sea of identical content What to do instead if you actually want clients to know, like, and trust you Because at the end of the day, real estate is still a people business. The agents who win won't be the ones using the most AI. They'll be the ones using it strategically while still showing up as real humans. If you're ready to create content that actually connects, this episode is for you. ✨ Free Training: https://www.rosemarylewis.com/training ✨ Join the Bestie community (email list): https://www.rosemarylewis.com/list ✨ Six Figure Bestie (for agents building to $100K+): https://www.rosemarylewis.com/sixfigurebestie Join the Six Figure Bestie, the community for women in real estate who are ready to build a six-figure business with Christ at the center. 360: Blessed Is She Who Believes | Luke 1 Bible Study for Women in Business

If you’ve ever prayed for something… but deep down weren’t sure it would actually happen, this Bible study is for you. In this episode of the Real Estate Bestie Podcast, we’re walking through Luke chapter 1 and breaking down the difference between Zachariah’s doubt and Mary’s belief… and how that same tension shows up in our lives today. Because let’s be real… It’s one thing to say you believe God. It’s another thing to move like you believe Him. Inside this Bible study, we talk about: • Why Zachariah got silenced (and what that reveals about doubt) • The difference between asking questions vs. not believing • What it actually means to be “blessed is she who believed” • How Mary demonstrated her faith through action • Why you need an “Elizabeth” in your life (and who you’re called to be for others) • How to stop borrowing faith and start knowing God for yourself This isn’t just about scripture… This is about how your faith shows up in your business, your calling, and your everyday decisions. Because faith without action? It’s just words. ✨ My prayer for you is that you become the woman in Luke 1:45… “Blessed is she who believed that the Lord would fulfill His promises to her.” — 💗 Want more support like this? 357: Real Estate Role Play: How Top Agents Practice Conversations

If having real estate conversations makes you nervous… this episode is for you. One of the biggest secrets successful agents don’t talk about enough is this: they practice. A LOT. Because confidence doesn’t magically appear when you get on the phone, walk into a listing appointment, or start talking to a buyer who’s freaking out. Confidence gets built through repetition, coaching, and role play. In this episode, you’re getting a behind-the-scenes listen into a real role play session inside our Six Figure Bestie membership. A few of our besties volunteered to practice live coaching scenarios so you can hear what strong conversations actually sound like—and how to improve in real time. From acknowledging God’s holiness, to asking for provision, forgiveness, and protection, this episode is a reminder that prayer is not about performance — it’s about intimacy. We’re talking about: Why prayer should feel like a real conversation How to stop overcomplicating prayer The danger of knowing about God without intimacy with Him What “daily bread” really means How to pray honestly when you’re tired, discouraged, or overwhelmed Why Jesus already modeled exactly how we should pray If you’ve ever felt distant from God, unsure what to say, or stuck in surface-level faith, this conversation will encourage you to draw near again. 💕 Grab your Bible, your journal, and let’s grow together, Bestie Join the Six Figure Bestie, the community for women in real estate who are ready to build a six-figure business with Christ at the center. 355: This One Conversation Made Me Over $100K (Real Estate Lesson)

If you’re a real estate agent who knows what to do… but still feels stuck actually doing it, this episode is for you. In this episode, I’m sharing a true story from early in my real estate career—back when I was nervous, overthinking everything, and honestly just trying to figure out how to talk to people without feeling awkward. It started with a simple challenge: go to the mall and start conversations. No perfect script. No strategy. Just a willingness to try. One “scared hello” inside a store turned into a conversation… That conversation turned into a client… And that relationship has now generated over six figures in business, multiple referrals, and something even more valuable than a commission check. This is a reminder that real estate is not just about leads, scripts, or systems. It’s about people, relationships, and being willing to move even when you feel unsure. If confidence has been the thing holding you back, this will shift how you think about conversations, lead generation, and what’s actually possible when you stop waiting to feel ready. Because the truth is… you don’t need more information. You need movement. 💕 Join the Bestie community (email list): https://www.rosemarylewis.com/list 💕 Six Figure Bestie Membership (for agents building to $100K+): https://www.rosemarylewis.com/sixfigurebestie 💕 Accelerator Coaching (high-level coaching + support): https://www.rosemarylewis.com/coach Join the Six Figure Bestie, the community for women in real estate who are ready to build a six-figure business with Christ at the center.
