She went from 8 closings in her hardest year, mid-divorce, barely using Instagram, to 17 closings already this year with two active listings and three to four buyers in the pipeline, majority from Instagram. She is a single mom of three doing this with no open houses and no cold calls. She was going through a divorce, not fully committed to Instagram, doing it halfway. Eight closings. That specificity is what turns a reel into a DM from a buyer who is already pre-sold before they ever reach out. ✨ Why She Enrolled Twice and What Was Different the Second Time — The first time through Socially Sold, the framework was there but the course was still being refined. "Everyone loves a drive-through video of a neighborhood." She will ask her husband to take a quick detour on the way to dinner just to get the footage. That 15-second clip showing someone what their daily drive will look like outperforms the walking-through-the-house-with-text-above-your-head content every single time. ✨ TikTok, Polls, and ManyChat: How She Diversified Without Overcomplicating It — Maggie posts everything she posts on Instagram directly to TikTok, same caption, same hook, no extra strategy. She has gotten clients from both. She uses ManyChat so anyone who follows her gets a DM asking if they are in Pensacola or dreaming of moving there. She runs polls on her stories and reaches out personally to everyone who votes. She does not overthink the tools. She just stays consistent and connected. "They chose to reach out to me. So it is just the best way to connect." ✨ The Open House Is a Used Car Lot. Not less of it. ✨ The AI Soup Problem — Monika has a name for what's happening right now: AI slop. Agents are grabbing the same templates, running the same prompts, churning out the same content and wondering why it falls flat. "AI is very good at the multiplication of things. What it can't do is replace taste. It can't replace personal personality." The agents catching eyes online have something different in their content. That difference isn't a better prompt. Week one: Claude set up with your brand, your ICA, your voice. Week two: the listing launch lab, where every piece of marketing for a new listing gets done inside Claude. Week three: a CMA builder with custom branded reports. Week four: migrating Claude's MCP into Assist so it can build landing pages, update your link in bio, and run on autopilot. "Every time they have a listing, they just go to Claude and everything's done for them." ✨ Whisperflow, the Free Tool Nobody Is Using — Monika's biggest practical tip: stop typing your prompts. Whisperflow is a free desktop app that converts voice to text anywhere you type, whether that's Claude, Slack, email, or Canva. The Claude microphone button is not the same. Whisperflow adds punctuation, bullet points, and structure. "Claude can polish it up no problem, but it can't put personality back in." Brain to mouth is faster than brain to fingers, and that speed is where your real context lives. ✨ AI Can't Love Your People. You Can. — The real argument this episode makes isn't about tools. It's about where your energy should go. Automate the follow-up reminders, the local event scrapes, the email triage, the CMA templates, and free your brain for what it's built for: connection, relationships, vision.
