Mindful Builder

Matthew Carland and Hamish White

Join Matt from Carland Constructions and Hamish from Sanctum Homes in a podcast discussing sustainable building practices and passive house concepts.

They also talk to experts from all avenues of the building industry to share their knowledge and insights on what the industry looks like today.

Further to this, Matt and Hamish are building a platform through the podcast to discuss mental health issues that arise in the building industry. The industry can be quite negative at times and there is a great deal of stigma around what it means to be a "tradie".

Matt and Hamish are here to shine a light of positivity on the industry and share relatable topics that will help you in your own building or construction business.

Build Without This and Your Home Fails

You can’t build ten versions of the same house, live in them for ten years, and then pick the best one. We’re sitting down with thermal modelling specialist Cameron Munro to talk about why “model early and model often” should be a non-negotiable part of pre-construction, whether you’re chasing Passive House or just trying to build a home that actually feels good to live in. We explain what modelling is really for (direction, not perfection), how to run “what if” scenarios across glazing, insulation, shading, and floor build-ups, and why the best decisions come from cost-benefit thinking instead of intuition. We also get into the real-world gap between models and lived performance, the risk of not updating models as drawings change, and why overheating is the mistake that bites hardest when you skip the final iteration. If you want fewer ugly conversations later, this is the episode. Tendering Your Build Is a Costly Disaster

“At some point, someone’s paying for that tender.” Tendering sounds fair on paper. Same drawings, three builders, pick the best price, move on. But once you understand what it actually costs to price a job properly, and how tendering rewards omissions, risk loading, and variations, it starts to look less like a “market test” and more like a costly way to kick off a relationship. In this episode, Hamish and Matt break down what a tender really is, why the classic draw, bid, build model creates isolation and blame, and why negotiated tendering (paid pre-construction with clear costing stop points) changes the incentives for everyone. They also get into the uncomfortable bits architects and clients don’t always see: the real cost of tendering, why prices can come back wildly different, how gaps in documentation become legitimate variations, and why trust matters more than pretending you can compare builders like-for-like. If you’ve ever wondered why a project can look “fully resolved” and still blow out, or why builders hate competitive tendering, this one will probably ruffle a few feathers. Where Most Building Dreams Quietly Die

Good design isn’t something you look at. It’s something you live in. We sit down with James Goodlet from Altereco Design to talk about what “good design” actually means in the real world, and what a proper pre-construction process looks like when it’s done properly. We get into why comfort is more than temperature, how designers extract the details that shape the lived experience, and why due diligence and risk management need to happen before anyone starts drawing. We also break down why James brings builders in early, how he thinks about budgeting versus estimating versus contract, and why clients need clarity on exclusions and allowances instead of getting buried in noise. We talk contingency versus inflation, the feedback loop between builders and design teams that improves outcomes over time, and a simple practical fix for smoother pre-con. Whiteboard the whole timeline, agree on milestones, and make sure everyone knows who owns what. Your Block Is Hiding an Expensive Disaster

A proper site visit isn’t a stroll around the block. It’s where you catch the stuff that turns into $30k surprises later. We’re back with Brad from Sanford Buildco to have a conversation about what a site visit should actually involve, and why doing it properly is one of the simplest ways to protect your time, your margin, and your sanity. We break down how our checklists differ across inner-city and rural sites, but still cover the same core categories: access, services, water management, demolition risk, and the existing building. We talk through real examples like tram and train line constraints, construction zones and parking permits, combined drains, earthenware stormwater, boundary trap upgrades, three-phase power, septic fields, and when a sump and pump becomes the only option. We also get into the stuff that catches builders out if you don’t look early: neighbour water issues you can’t control once you’re hard on the boundary, asbestos you can’t spot from photos, and demolition rule changes that can turn normal waste into hazardous waste overnight. The theme is simple: gather better information now, and you’ll have fewer ugly conversations later. How Builders Really Price Your Construction

“There’s no such thing as a quick estimate.” Estimating is one of the biggest parts of pre-construction, and it is also where builders lose time, money, and trust when the process is loose. We sit down with Rick Hughes from Estimating Online to take a look at why the idea of a “quick estimate” is often the start of bigger problems later. Rick breaks estimating into a four-step process, from the gut-feel feasibility estimate through to rapid software-based estimating, a detailed bill of quantities, and then true costing where the client is committed and trades are quoting a real job. They talk about why context matters, why inputs matter, and why different builders need different estimating strategies depending on the type of work they do. They also cover trade quote fatigue, fixed price versus cost plus, and why construction still does things backwards by designing first and costing last. If you are trying to tighten your pre-construction workflow, this episode gives you a clear way to think about estimating without getting distracted by shiny tools. The Building Project That'll Ruin You Financially

“Budget does not mean your build cost.” Matt drops that early, and it should be printed on every set of concept plans. In this episode of The Mindful Builder Podcast, Matt and Hamish sit down with Brad McEwan from Sanford Buildco for a blunt chat about project feasibility and why so many custom home builds in Australia blow out financially. If you’re a homeowner, builder, or designer trying to avoid budget shock, this one will save you a lot of pain. We talk about the gap between a client’s budget and the reality of what the design actually costs, plus the hidden “other costs” that show up before you even start building. Think site works, services, reports, permits, access, and all the stuff that never makes it into the Instagram floor plan tour. Brad also breaks down how “small” choices like garages, alfrescos, tiles, and finishes can swing the price wildly depending on what you pick and how it’s installed. If you’ve ever wondered how to pressure test a budget early, what a feasibility estimate is actually for, or what to ask a builder before you spend big on documentation, we cover it in plain language. Keywords: project feasibility, construction budget, build cost vs budget, custom home build Australia, building costs 2026, cost overruns, variations, architect budget, builder advice, pre construction process. The Building Clients We Refuse to Work With

“If you keep ending up with bad clients, that’s a you problem.” Matt doesn’t sugar coat it, and honestly, he’s right. In this episode we kick off our pre-construction series by talking about the building clients we refuse to work with, and why picking your client is one of the biggest risk controls in a construction business. This is a practical chat for builders, tradies, architects, and homeowners who want a smoother build. We talk about why most client conflict comes from a lack of structure, unclear expectations, and messy communication. Matt shares his early filters like enquiry forms, a quick phone call, and a “first date” coffee, plus the red flags that tell him to walk away before the project turns into stress, scope creep, and constant tension. If you’re a homeowner, this episode answers the real questions you’re thinking but not saying out loud. How do I choose the right builder? What should pre-construction look like? How do I know if we actually trust each other? If you’re a builder, it’s a reminder that saying no is a skill, and that the relationship you build early is what protects you when variations, defects, and money conversations show up later. CHAPTER MARKERS 00:00 Intro and the new pre construction series 00:04:00 Picking your client and why “bad clients” are a process problem 00:05:19 The first filters: forms, phone call, and setting expectations 00:08:08 New builders, people pleasing, and losing control 00:09:13 The budget reality check example 00:10:13 Saying no and the no dickhead policy 00:12:00 Defects, legislation changes, and why relationships matter 00:14:28 What Matt looks for in clients (gut feel, tone, trust) 00:24:06 What clients need to do 00:27:24 Walking away works for clients too 00:33:18 Mindful moment for young tradies 00:35:10 Have the money conversation early Our Sponsors: Pro Clima - https://mindful-builder.captivate.fm/proclima MEGT - https://mindful-builder.captivate.fm/megt Biz Tech Guru: https://www.biztechguru.com.au/ Wunderbuild: https://www.wunderbuild.com/ Connect with us on Instagram: @themindfulbuilderpod Connect with Hamish: Instagram: @sanctumhomes Website: www.yoursanctum.com.au/ Connect with Matt: Instagram: @carlandconstructions Website: www.carlandconstructions.com/

I hit rock bottom, everyone thought I had it all

"How rock bottom do you have to let me hit before you actually help me?" Brad McEwan’s words hung in the air after we wrapped, because they’re all too familiar in the building industry. In this episode, we go past the surface stuff and talk honestly about what it looks like when you’ve been carrying it all, hoping someone will notice, and then realising you’re running out of road. From the outside, Brad looks like the guy who’s got it sorted, with business, family, and good people around him. But he shares how quickly “I’m fine” can turn into snapping at work, shutting down at home, and feeling like you’re watching yourself unravel in slow motion. If you’re a builder, tradie, or business owner who’s been pushing through stress and burnout, this conversation will hit close to home. We chat about why grit without communication becomes isolation, and how stress shows up in your relationships, sleep, patience, and confidence. Brad talks about what actually helped, including getting the right psychological support and learning practical tools to manage anxiety and mental health in real life, not just in theory, especially in high-pressure trade work. This episode challenges the usual definition of “tough” and offers a better way forward, with space to step back, reset, and redefine success without losing your identity. This conversation includes mental health and suicide. If it brings anything up for you, you don’t have to sit with it alone. We Got Challenged on Everything We Believe

In this episode, Joel (Heidi Build) hijacks the mic for an unfiltered conversation about the realities of building in Australia. We break down why builders can feel “owned” by a client for years after a contract is signed, how viral “circus build” videos damage trust in the whole industry, and the difference between educating and selling when builders share their work on social media. We also get practical: if you live in a typical 1990s brick veneer home (single glazing, gaps, limited insulation), we cover the first upgrades that improve comfort and indoor air quality, including draught proofing, ceiling insulation, and ducted bathroom and kitchen ventilation. Start with draught proofing. Seal the gaps. Stop the house bleeding comfort. You don’t have to be a tree-hugging hippie to want comfort and health. You can still love your V8s. We finish on a solid reminder for builders. It’s okay to step back. It’s okay to realise you don’t like being the builder. It’s okay to run a smaller business. It’s okay to define success by profit, lifestyle, and sanity, not just turnover. The Truth About Cheap Aussie Windows

If you’ve ever wondered why Australian homes feel freezing in winter and brutal in summer, this episode makes it painfully clear. “Suppliers in Australia are still delivering single-glazed aluminium windows,” and that one sentence explains a lot about comfort, energy bills, condensation, and why so many people feel worn down inside their own homes. We sit down with Monika Rogers from Eco Sky Windows to talk high performance windows, Passive House certified systems, and what “thermally broken” actually means. We discuss U-values, why the whole window unit matters (not just the glass), and how slimline design, hardware, and airtightness change real-world performance. The conversation also goes beyond windows into indoor air quality and ventilation. Monika shares why she rates HRVs so highly, and the hosts describe what it felt like having 30 to 40 people in a sealed space that still felt fresh, clear, and comfortable. If you care about building better homes, this is a practical look at the details that actually move the needle. We finish up with the realities builders and clients need to plan for: shop drawings, lead times, shipping, and cashflow. If you’ve been nervous about imported high performance windows, this episode breaks down the process and shows why organisation matters more than geography. What tradies won't say publicly

In this episode, we sit down with Joel from Heidi Build and Andrew “Hoppo” from Hoppo Construction for a no-script, no-agenda chat. It starts with what makes tradie creators actually work online: being approachable, having an opinion, and showing up as yourself. Joel breaks down why the polished, curated Instagram approach did nothing for him, then the one raw timber-quality rant that finally cut through. From there, we get into the stuff people don’t always say out loud. The stigma that tradies aren’t intelligent, why that stereotype still lingers, and the moment Joel’s own brother hit him with the line: “I’m not one of your dumb tradie mates.” We talk about what that does to your confidence, especially when you come from a culture where university is seen as the only “good” path. It also turns into a proper Mindful Builder conversation about bullying, body image, and parenting. Hamish shares what it’s like watching your kid go through it, and Joel talks about how he handles it at home by listening, asking questions, and helping his kids feel heard. We also cover the real side of “influencing” in the trades: DeWalt vs Makita, how brand partnerships actually work when they’re not forced, why you shouldn’t monetise too early, and what happens when you say yes to something that doesn’t align. The Day I Almost Quit Building for Good

James Turner from JTurner Constructions didn’t plan to start a building business. A torn ACL and a forced shift into subbie life pushed him into it, and he built the company the way most builders do: decks, renos, extensions, then new homes. Two and a bit years ago, he was ready to pull the pin. Bad estimating, people management gaps, COVID losses, and the mental load stacked up fast. A turning point came from an unexpected place: an eight-week men’s course (Rising Kings) that helped him rebuild structure through daily habits and exercise. From there, Zara D’Cotta’s course sparked a new interest in the health of homes, and Future Builder gave him the systems and support to start moving toward Passive House and high-performance building. This episode is a practical look at what it really takes to transition: filtering the noise, learning the fundamentals, marketing like a human, and selling health and comfort before you ever mention acronyms. The Tradie Who Lost It All and Came Back

“The difference between a good businessman and a bad businessman is the good one fails and learns.” A tradie builds momentum fast. Makes money fast. Spends it faster. Learns the hard way about GST, tax, super, and the cost of looking like you’ve “made it”. Then the pressure stacks up, burnout hits, and the whole thing starts to wobble. Andrew Hopkins (Hoppo from Hopkins Construction) walks through the real comeback: rebuilding a construction business with better boundaries, a stronger brand, and a work week that actually fits parenting. It also gets practical on social media for tradies (recording vs editing), why AI in construction is useless without clean systems, and how to handle trolls without losing sleep. The Estimating Mistake That Costs You Thousands

“You’re at the mercy of the quality of the 2D plans.” We sit down with Tom from Vision 2 Estimating (V2E) to talk about why traditional construction estimating and 2D-only take-offs are costing builders real money. If you’re quoting off PDFs, squinting at elevations, and hoping the details sort themselves out on site, this conversation will hit. It’s about accurate building estimates, protecting margin, and pricing work properly in modern Australian residential construction. We take a look at why 3D modelling for builders is not about pretty renders; it’s about clarity. Tom explains how 3D estimating, quantity take-offs, and a proper Bill of Quantities (BOQ) help you see what 2D drawings often hide: junctions, returns, missing scope, and the “we’ll figure it out later” details that turn into budget blowouts. This is especially relevant for custom homes, high performance builds, and any project where small misses become expensive fast. A big theme is what Tom calls your builder DNA. Every builder has a way they build: preferred details, standard inclusions, sequencing, and products. V2E’s approach is to model and estimate based on how you actually build on site, so your pricing matches reality. We also touch on modern estimating tools like PlusSpec (SketchUp plugin), digital BOQs, and connected workflows that make pre-construction smoother and reduce rework, disputes, and variations. If you’re a builder, estimator, architect, or construction business owner trying to improve construction cost planning, tender pricing, and job profitability, check this episode out. We talk estimating systems, pre-construction services, reducing risk, and why better estimating is one of the fastest ways to lift building business profitability without working more hours. The Hidden Danger in Every Old House

“If you can’t hit 0.6 ACH on a brand-new build, you probably shouldn’t be building.” Let’s stop tip-toeing around the reality of the Australian housing market. We are throwing up volume-built boxes and high-density apartments that are practically end-of-life before they’ve even seen their first winter. We sat down with Linden Thorley, architect, Passive House designer, and chair of the Australian Passive House Association Retrofit Committee. We take a look into why retrofitting the existing 9.5 million homes in Australia is the single biggest business opportunity for trades over the next decade. Linden walks us through the differences between a cosmetic renovation and a high-performance retrofit, detailing how his team utilises the PHPP (Passive House Planning Package) to model data and manage moisture, insulation, and ventilation risks case-by-case. We don't hold back on the real pain points of the industry either. We talk about the skyrocketing costs of business insurance, why Australian labour rates are fundamentally shifting project costs, and how to structure building contracts using provisional sums for airtightness so builders aren't crushed by unexpected site variations. Linden also breaks down his frustrations with legacy bank valuations that prioritise bloated 300-square-meter floor plans over highly efficient, smaller family homes. Finally, we hit the political wall: how heritage advisors and council planners are actively preventing energy efficiency upgrades, and the clever, practical drawing tricks CHAPTER MARKERS 00:00 – Introduction 02:08 – The Passive House Association Retrofit Committee & Playbook 04:12 – Finding the Ideal Market: How Long Does the Shift Take? 05:45 – Passive House as a Design-Agnostic Calculation Tool 07:11 – Can a House Be Great If It Doesn’t Reach Certified EnerPHit? 09:00 – Retrofitting Multi-Story Blocks vs. Standard Residential 10:38 – Managing Airtightness Expectations with the Builder 13:36 – How to Contract for Airtightness: The Provisional Sum Solution 15:21 – Dealing with Double Brick and Suspended Timber Floors 16:23 – The Spray Foam Debate in Subfloors vs. Walls 18:41 – The New Build Advantage vs. Retrofit Blind Spots 19:16 – A Case Study: Turning a 25 ACH House into an 8 ACH Home 22:27 – Threading Centralized MVHR Systems Through Bulkheads 23:28 – The Necessity of the ECI Process for Architects 26:16 – Why Don’t We Just Knock Them All Down? 27:43 – Renovation vs. Extension vs. Retrofit 29:47 – Do We Overcomplicate the Carbon Conversation? 31:14 – Lessons from Toronto: The 100 Macnab High-Rise Retrofit 32:38 – Drawing the Line: When to Demolish an Existing Fabric 37:28 – Forcing Council’s Hand with Legal NCC Clauses 39:34 – Is Passive House Actually a Premium-Priced Product? 41:11 – Breaking Down the True Cost of Australian Site Labour 44:46 – Linden’s Fire Loss & Installing His Own INTELLO Membrane 48:26 – Thermal Envelope vs. High-End Cabinetry 53:03 – The Intensity Slump on Modern Australian Building Sites 55:26 – Overheads, Insurance Hikes, and Free Market Economics 57:41 – The 3-Story Walk-Up: How Codes Limit Small Footprint Living 58:21 – Why Banks Hate Small Homes and Force Massive Floorplates 01:01:45 – Macroeconomics, Inflation, and Building for the Top 10% 01:08:37 – MEGT Mindful Moment: Harnessing the Un-Jaded Apprentice Mindset 01:11:16 – Connect with Linden Thorley LINKS: Our Sponsors: Pro Clima - https://mindful-builder.captivate.fm/proclima MEGT - https://mindful-builder.captivate.fm/megt Connect with us on Instagram: @themindfulbuilderpod Connect with Hamish: Instagram: @sanctumhomes Website: www.yoursanctum.com.au/ Connect with Matt: Instagram: @carlandconstructions Website: www.carlandconstructions.com/

The Builders Standing Up to a Broken Industry

“On paper, six or seven competitive builders trying to run one organisation together makes no sense.” In this episode, we sit down with Bec Kempster, the brilliant Chief Operating Officer (COO) of the Sustainable Builders Alliance (SBA), to talk about the messy, necessary business of upgrading the Australian construction sector. Recording from Matt’s newly completed Grand Designs home, we strip back the hype and discuss how the SBA transitioned from a grassroots cause into a highly structured, professional association shaking up national building standards. Bec shares insights from her eclectic background. Spanning commerce degrees, corporate head office fit-outs, and co-founding business coaching systems for architects, to reveal how the SBA is systematically tackling the biggest bottlenecks in the trade. We break down the SBA’s Theory of Change, detailing their current work with TAFEs to build localised trade courses, and their mission to establish crystal-clear definitions for high-performance builds so the market can finally stomp out greenwashing. We also take a look at the data from the SBA's newly released State of the Market report. Bec details the hidden category of "transitioning builders". These are tradespeople who build above code but fail to market it, and drops the statistical proof that builders who explicitly sell health, comfort, and performance secure nearly double the forward pipeline of their competitors. We chat about the reality of custom build costs, volume builder challenges, and why vulnerability and education are a builder's best defence against insolvency in a volatile economy. Whether you are a seasoned builder, an architect looking for better site execution, or a transitioning tradie ready to stop faking it, this episode delivers raw, unfiltered site-level truths. Make sure to listen through to the end to grab your 15% SBA membership discount code! 4. Stop with the foil faced blanket

“Money turns to water.” In this episode, we sit down with Dave from Pro Clima (Technical Innovation Engineer) to talk about the real transition from being on the tools to quoting jobs, running projects, and trying to keep cash flow under control. Dave’s story is a good one. He started as a carpenter, spent years in the trade, then went back to uni and completed a Bachelor of Applied Physics before landing at Pro Clima. That mix of site experience and building science makes him one of the most practical voices in the high performance building space, especially when it comes to building envelope design, condensation management, and the details that keep homes durable. We get into the building details that keep failing across Australian housing: box gutters, flat roofs, balconies over living areas, and planter boxes. Different details, same problem. Waterproofing risk. Dave breaks down why these designs leak, why minimum compliance is not the same as good building, and what builders and designers can do earlier in the process to avoid expensive failures later. We also take a look at the NCC (National Construction Code), DTS (Deemed to Satisfy), verification pathways, and why “compliant” does not always mean “safe” or “durable”. If you care about building quality, moisture control, airtightness, and building homes that actually last, this episode will give you practical language and a better framework for decision-making. 👇 CHAPTER MARKERS 👇 00:00 Introduction 01:15 Meet Dave From Pro Clima 01:57 Carpentry To Physics Path 04:39 Subbie Cashflow Reality 09:08 Profit First Bank Buckets 13:18 Carpentry As Career Launchpad 15:34 Learning Passive House Fast 20:10 Pro Clima Role And Bad Details 21:52 Box Gutter Flow Risks 23:35 Minimum Falls and Roof Pitch 25:31 Why Box Gutters Fail 26:27 Window Flashing vs Code 27:22 DTS and Compliance Paths 29:13 CodeMark and Site Proof 31:51 Air Seals and Spray Foam 33:31 Passive House on a Budget 34:40 Three Envelope Basics 36:28 Anticon Mythbusting 38:32 Warm Roof and Truss Heels 42:44 Mindful Moment Apprentices LINKS: Our Sponsors: Pro Clima - https://mindful-builder.captivate.fm/proclima MEGT - https://mindful-builder.captivate.fm/megt Connect with us on Instagram: @themindfulbuilderpod Connect with Hamish: Instagram: @sanctumhomes Website: www.yoursanctum.com.au/ Connect with Matt: Instagram: @carlandconstructions Website: www.carlandconstructions.com/

Chatting with Australias most dialled in builder

In this episode, we sit down with Jackson from Enduro Builders in Adelaide to talk high performance homes, energy efficient construction, and what it actually takes to build houses that perform year after year. We recorded inside a Passive House, and once you feel that level of comfort and stability, it’s hard to accept what “normal” housing has been getting away with. Jackson has been building certified Passive Houses and energy efficient homes in South Australia for more than a decade, and he keeps it simple. No magic. No secret sauce. Just good design, tight detailing, and refusing to cut corners where it counts. We take a look at what makes a home feel consistently warm (or cool), how the building envelope does the heavy lifting, and why comfort is a measurable outcome, not a marketing line. One of the best parts of this chat is how practical Jackson is about targets. Not every project needs certification, and not every client wants the same thing. We talk Passive House principles, performance tiers, and how to choose the right materials and systems for the brief, the budget, and the climate. The point is not the badge. The point is building performance, durability, and homes people can actually afford to live in. We also get into the real-world negotiations builders face: design vs function, heating choices (including hydronic heating and wood fires), and what “cosy” really means in a well-built home. Plus, Jackson shares why he’s using Cross Laminated Timber (CLT) in his own build, and why systems and processes are the backbone of a sustainable building business. If you’re a builder, architect, designer, or homeowner who cares about sustainable construction in Australia, this episode will shift how you think about good building. 👇 CHAPTER MARKERS 👇 00:00 Introduction 01:08 Enduro Builders And Climasure 03:33 Scaling Passive House 05:50 Cost Premium Breakdown 07:54 Airtight Ceiling Strategy 11:01 Performance Solutions 16:20 Three Build Standards 17:34 Design Build Debate 22:56 Selling Comfort Not Tech 26:20 Rammed Earth Benefits 29:07 Solar Shading Tradeoffs 31:35 Hydronic Negotiations 33:52 Designing His Own Home 36:39 Forever House Priorities 37:48 Design Choices and Tradeoffs 38:50 Healthy Home and Fire Safety 41:28 CLT Structure and Insulation 43:43 Bushfire and Wind Detailing 44:51 Windows and Supply Chain 46:01 Interior Finishes and Joinery 47:29 Build Schedule and Winter Risks 51:43 Business Numbers and WIP 57:09 Coaching and Better Systems 01:03:27 Mindful Moment LINKS: Enduro Builders: https://www.endurobuilders.com.au/ Climasure: https://www.climasure.com.au/ Our Sponsors: Pro Clima - https://mindful-builder.captivate.fm/proclima MEGT - https://mindful-builder.captivate.fm/megt CR Kennedy - https://www.crkennedy.com.au/ Connect with us on Instagram: @themindfulbuilderpod Connect with Hamish: Instagram: @sanctumhomes Website: www.yoursanctum.com.au/ Connect with Matt: Instagram: @carlandconstructions Website: www.carlandconstructions.com/

What is the end game of building ?

“Do we want 1.2 million crappy houses?” That’s the question Jesse Clark (pro clima) drops early in this episode, and it pretty much sets the tone. We talk about Australian housing supply, building quality, and why “more homes” is not the win if we’re locking in mould risk, discomfort, and expensive fixes for decades. If you care about better homes, healthier homes, and what the future of construction should actually look like, this one’s for you. Jesse’s whole approach is simple and repeatable building systems. We look at practical building science for real sites: the building envelope, airtightness, membranes, wraps, and the kind of construction details that can be done consistently across projects without relying on luck or one superstar tradie. A big focus is moisture management and ventilation, because moisture safety is the foundation of durable homes. We get into vapour-permeable assemblies, how leaky buildings happen, and why mould in Australian homes is often the outcome of small decisions made early. We also touch on the debate around energy efficiency and building codes (NCC), and how chasing energy targets without understanding moisture can create unintended consequences. If you’re a builder, architect, designer, certifier, or homeowner trying to understand high performance homes without the hype, this conversation will help. Topics include sustainable building, passive house principles, condensation control, indoor air quality, and what it takes to build homes that last in Australian climate zones. 👇 CHAPTER MARKERS 👇 00:00 Meet Jesse Clarke 01:03 Simple Repeatable Systems 01:36 Australia Study Origins 02:12 Healthy Envelope Basics 03:21 Tropics Mould Reality 05:33 Future Building Trajectory 07:17 Carbon Versus Health 10:24 Energy Code Debate 15:10 Density And Housing Targets 19:13 Why Codes Move Slowly 22:48 Standards Board Conflicts 28:10 Membrane Standard Breakthrough 30:57 R&D Heat and Vapour Tradeoffs 34:48 Consensus Voting Explained 38:22 Leaks and Insurance Policy Wraps 42:04 Iterating to Build Better 43:19 Builder Journey Timeline 47:53 Mindful Moment Closing LINKS: Our Sponsors: Pro Clima - https://mindful-builder.captivate.fm/proclima MEGT - https://mindful-builder.captivate.fm/megt Connect with us on Instagram: @themindfulbuilderpod Connect with Hamish: Instagram: @sanctumhomes Website: www.yoursanctum.com.au/ Connect with Matt: Instagram: @carlandconstructions Website: www.carlandconstructions.com/

    Politics vs building

We do not usually have politicians on the show, so sitting down with David Southwick, the Planning, Building, and Construction Minister for the Liberal Party’s Shadow government, made for a very different kind of conversation. Less product talk and site detail, more housing policy, building regulation, and the decisions that shape what builders can actually do on the ground. If you work in the construction industry in Australia, this episode is a useful look at the levers that affect your day to day. David’s path into politics is not the usual script. He has been a DJ, a businessman, and a small business owner, and that comes through in how he talks about the industry. A big theme is the need for governments to listen to builders, tradies, and industry experts, not just write rules from a distance. It is a practical conversation about decision-making, consequences, and what happens when policy does not match reality on site. We get into the messy part of the current housing market. Construction costs, interest rates, red tape, delays, and the pressure to increase housing supply fast. But we are not interested in building more homes if they are worse homes. We talk about affordability alongside build quality, comfort, durability, and the long-term cost of homes that underperform. This is where topics like tax, approvals, and compliance start to matter just as much as what happens on site. We also explore future-focused solutions like prefab housing, kit homes, and 3D printing in construction, plus the need for stronger trade education and longer apprenticeships to lift capability across the industry. The thread running through it all is confidence and certainty. Builders need stable settings to invest, hire, and train, and clients need confidence to commit. Whether you agree with David politically or not, this is a grounded builder reality check on how politics and construction intersect, and what needs to change to support better outcomes in Australian housing. 👇 CHAPTER MARKERS 👇 00:00 Welcome 00:51 David’s Background Story 03:40 Minister Role and Big Picture 05:06 Housing Crisis and Targets 06:10 Taxes and Cost Drivers 08:08 Planning Delays and Infrastructure 11:08 Confidence and Building Quality 14:02 Future Housing and Prefab 17:04 Tradies and Apprenticeships 20:57 Rogue Builders and Regulation 23:22 BPC Critique and Better Enforcement 26:23 Promoting Good Builders 27:08 Showcasing Great Builders 27:59 Standards Should Be Accessible 29:36 Minimum Financial Rules Critique 31:25 Insurance Gaps And Defects 34:41 NCC Freeze And Product Influence 36:14 Cladding Liability Nightmare 40:30 Red Tape Vs Quality Fixes 45:22 Election Promises For Housing 49:46 One Silver Bullet Certainty 51:20 Getting Youth Into Trades LINKS: David Southwick: https://www.parliament.vic.gov.au/members/david-southwick/ Our Sponsors: Pro Clima - https://mindful-builder.captivate.fm/proclima MEGT - https://mindful-builder.captivate.fm/megt CR Kennedy - https://www.crkennedy.com.au/ Connect with us on Instagram: @themindfulbuilderpod Connect with Hamish: Instagram: @sanctumhomes Website: www.yoursanctum.com.au/ Connect with Matt: Instagram: @carlandconstructions Website: www.carlandconstructions.com/
