The Belief Capping Your Real Estate Business: Goal Setting Lessons From the Fastest Mile Ever Run

Join us at LIMITLESS'26 October 18th - 20th. Details at https://limitless.tentenths.co Here is the deal, most agents are not capped by ability. They are capped by one belief they have never actually questioned. Josh Kerr broke a mile record that had stood for 27 years, and Matt and Garrett dig into what actually went into it, which by the way is the same thing that goes into anyone breaking any imagined barrier! Let's dig into the role intention plays, leveraging pace setters, and all the unseen energy that leads to breakthroughs. What we see in our one on one coaching, is there is usually a singular belief holding back agents and it is almost never about production. This episode is about naming that belief and testing whether it is even true. Hosted by Matt Bonelli and Garrett Frey Life at Ten Tenths. — More about coaching and the Inside Track can be found at https://tentenths.co #realestate #realtor #realestateagent #realestatecoaching #mindset #goalsetting #limitingbeliefs #businessgrowth #prospecting

The Real Estate Assistant Blueprint: From Task-Taker to Director of Operations

If you are a real estate agent and been thinking about or struggling with hiring an assistant, you need to stop what you are doing and listen to this interview with agent Andrea Tuell and her Director of Operations, Amber. We unpack how Andrea decided what she needed and then how to fold Amber into her business in a way that made sense and benefited everyone involved. Hiring for organization, business sense, and people skills over real estate experience turned out to be the right move. They also share why the title matters more than you think. Hiring an “assistant” can unintentionally limit a role. During this conversation we get into how changing Amber’s title changed the way she saw herself and her responsibilities. We also get into what it takes for an agent to truly let go instead of micromanaging. If you’re overwhelmed by the operational side of your real estate business, thinking about hiring your first assistant, or wondering how to help your current support person take greater ownership, this episode offers a practical look at what can happen when you hire for the right strengths, build trust through repetition, and give someone the opportunity to truly own their role. Because the goal isn’t simply to find someone who can help you do more. It’s to build a business where the right people can do what they do best, so everyone can operate at a higher level.

    Navigating Noise and FAKE Facts!

Join us at LIMITLESS'26 - Get all the details here: https://lifeattentenths.com/limitless That viral graphic claiming 84% of realtors haven't closed a deal this year is fake. Here are the real NAR numbers. This misleading stat circulating in our feeds is a sign of a much bigger problem. It has Matt and Garrett wondering how much unverified information are working agents consuming, believing, and passing along to their own databases? Let's get into the actual member profile numbers, a simple gut check for spotting manufactured data, and a reframe on what the real estate landscape actually looks like when you count the agents who are producing. Also covered: why confirmation bias hits hardest when your business is slow, and why the scariest headline is usually the one that deserves the most research. Your Limits Are Self-Imposed. Here's How to Test Them.

Most of the limits holding your business back aren't market conditions. You built them, which means you can move them. In this conversation, Matt Bonelli and Garrett Frey, dig into why agents stall out at a ceiling they invented, and what it takes to find the real edge. You'll get the case for testing yourself outside your profession, the traction control analogy that reframes burnout as sliding off the track, why the guardrails you build into your business are what let you go faster, and the habit change that can obliterate a limit six months from now. For those of you interested in an experience that will not only allow you to break through limiting beliefs, but have a whole lot fun while also making massive improvements to your business, check out LIMITLESS'26 at https://www.lifeattentenths.com/limitless

How to Move a Frozen Buyer: Non-Negotiables, Bonuses, and the 85% Rule

Every real estate agent who has spent some time showing homes is familiar with the buyer who claims there is "nothing good on the market". In reality, they're stuck because there's actually too much on the market. It really comes down to your clients being afraid they will make the wrong decision. Your job becomes helping them move past the fear, to making a decision that will serve them best. Let's break down why buyer paralysis is getting worse as inventory grows, and how the strongest agents move people through it. You'll get the ownership threshold that turns hesitation into "this is our house," the five year frame that kills the forever home trap, the 85% rule for knowing when you've found it, and a simple non-negotiables versus bonuses conversation you can run in your next buyer consultation. Plus why your own objections to a property have no business in your client's decision. → Join us for LIMITLESS'26 : https://limitless.lifeattentenths.com Hosted by Matt Bonelli and Garrett Frey, Ten Tenths co — #realestate #realtor #realestateagent #buyeragent #realestatecoaching #buyerconsultation #realestatetips #closingdeals

Be the Agent That Helps Your Clients Dream: 5 Questions Most Agents Never Ask

Most agent-to-client conversations run on a rail. You gather information. You give information. You move the transaction forward. And somewhere in there, you miss the moment where the client actually opens up about what they want their life to look like five years from now. Because, honestly, you never asked. In this conversation, we walk through the five dream questions every real estate agent should have committed to memory: future vision for the current home, dream location, family dreams and hopes, current home fit for today's life, and the role of home in the bigger financial picture. Huge shout out to Travis Crook in Steamboat, Colorado, who brought these into a recent group coaching call and got the whole thing started. None of these questions are hard to ask. They are hard to remember in the moment, which is why memorizing them (not scripting them) is the whole point. Know them so well that when the door opens naturally in a conversation, the right question is already in your head. Done right, you stop being the person who transacts and start being the person your client thinks of the moment their dreams change shape. Email us at hello@lifeattentenths.com for the one-page pdf of all five refined dream questions.

Why Your Friends Don't See You as Their Real Estate Agent (And How to Fix It)

Your database should contain your friends, family, and acquaintances. You know, the people you see at your kids' games. The ones who show up at the same birthday parties. The people you genuinely like people and they genuinely like you. But when they go to sell their house, are you the person they think to call? In this conversation, we get into the limiting belief that quietly keeps your sphere from ever seeing you as their real estate agent, and the specific fix for it. We unpack the group coaching moment where every agent raised their hand for "I have a past client whose neighbor just sold" but not one raised their hand for "I personally reached out to tell them about it." We will get into the opportunities at your fingertips, how the reticular activating system plays a role, and how you can quietly rewire what your friends associate your name with: real estate. You don't have to get salesy to effectively become the first real estate top of mind. Let's dive into it. Drop a comment after you are done listening. Let us know what works for you.

Market Impact Reports Are the Free Throw of Your Real Estate Business

Free throws: the unglamorous, repeatable shot that anybody can practice and that the best players in the world drill every single day. The Market Impact Report is that to your real estate business and most agents are not putting in the reps. In this conversation, we unpack what an MIR actually is (a report that shows how the market has impacted someone's home value over time, not a comparative market analysis and not an estimate), the three-layer "lasagna" build (FHFA national and state data, MLS area stats, similar neighborhood sales), why adding an estimated value turns an MIR into a CMA and quietly kills the intention behind it. Even if you are a rookie with zero closings you can start doing these tomorrow. This is the most learnable, most repeatable, lowest-barrier business builder in real estate. It comes down to keeping it simple, sending them out consistently, and letting the frequency of value delivered do what it's supposed to do. Done right, MIRs become the practice that separates the agents who scramble every year from the ones who never worry about where the next listing is coming from.

Don't Let One 'Unsubscribe' Kill 100 Referrals

Someone hits unsubscribe. Someone says "take me off your list." Someone tells you the postcards are "too much." And in that one moment, you rethink your whole marketing plan for a database of hundreds. One voice out of a hundred just canceled your strategy, and the ninety-nine people it was quietly working on never got a say. It can be really easy to fall into the trap of making marketing decisions off insufficient data. A few (or even just one) loud voice whether it be positive or negative can change what you're doing, but should they? We unpack a lot in this discussion. If you ever question your marketing, you will want to listen to this one. Chasing Success or Actually Living? (The Chicken or Egg for Real Estate Agents)

"I'll be happy when..." Ever thought to yourself, if I could just make ______ amount of money I will be happy? Or maybe, once I close ___ transactions I can relax? But then you find yourself moving the goal post out, letting that sense of satisfaction never materialize. In this conversation, we get into the chicken-or-egg question every real estate agent runs into eventually: does success come first, or does happiness? We unpack the all-or-nothing mindset that traps agents in "all in or all out" thinking (and why life doesn't work that way), the "burning feet in the sand while standing on a beach in the Bahamas" perspective problem, decision fatigue and the blank calendar that lets other people fill your time, the "attract like for like" energy principle and why your mindset is quietly hiring your peer group, and the gratitude practice Garrett swears by. Gratitude does not slow you down. It sharpens everything. It comes down to starting with the life you already have, being honest about what already deserves your appreciation, and building the plan around the person you actually want to become, not the number you think will finally make you feel okay.

Why George Lucas Paid $250,000 to Cut the Credits from Star Wars (And What It Teaches Every Real Estate Agent)

In 1977, George Lucas released the original Star Wars without any of the standard opening production credits. No studio card, no director credit, no scroll of names. Just the words "A long time ago in a galaxy far, far away..." and straight into the story. Did you realize the Directors Guild actually fined him $250,000 for it? Lucas paid the fine. He cared more about the audience's experience than about who got named in front of it. We explore what it actually looks like to put the customer first in a real estate business, and why most agents say they do it but really don't. This conversations unpacks alot! We also dive into whether putting the customer first is expensive or sustainable. It comes down to asking one honest question of every process, every touch, and every hiring decision in your business: is this about me, or is this about them? The money stops being the goal and becomes the byproduct, and the referrals stop being something you chase and become something you receive.

Rethinking How Agents Charge: Flat Fees, Upfront Money, Shared Risk

You do the work, carry all the risk, and hope you get paid at closing. This episode breaks down fee models that change that. Join Matt and Garrett for a conversation as they explore what charging looks like outside the standard commission box: flat fees for your marketing and expertise, upfront money on overpriced listings, risk-shifting out clauses, and why more money options actually take pressure off the money conversation. Ideas to react to, not rules to follow, and they want to hear your take. → Join the conversation inside the Ten Tenths community: https://tentenths.co

One Thing to Never Automate in Your Real Estate Business (If You Already Do This Change Now)

You've been told to build systems. You've been told to automate. You've been told the agents who scale are the ones who don't do everything manually. All of that is true. And there is one thing you should never, ever put on autopilot. And if you're doing it right now, you're not building your business. You're quietly wearing it down. In this conversation, we get into the one category of client touch that has to stay personal, no matter how big your database gets. This is about doing the right things in the right places. It comes down to automating the value delivery (reports, data, information the client can use) and leaving the emotional moments alone. Done right, your clients feel seen instead of processed, and the referral machine you've been trying to build actually starts to spin. Do You Have to Buy Real Estate Leads to Survive? (The Truth About the 3% Rule)

Google launched a real estate product pairing listings with buyer's agents. Every platform is pitching you their pipeline. Underneath all of it is the same message: pay to play, or fall behind. We don't buy it. And when you see the actual math, you might not either. In this conversation, we get into what buying real estate leads actually costs, when it can work, and why it's almost never the answer people think it is. We unpack the video that started this whole conversation (a strong take that agents need to buy Google placements or they're making a "dumb business decision"), why the 3% conversion rate is the benchmark most agents don't want to hear, the math that says 1,500 leads a year turns into 45 deals if you're doing everything right (which is 4.2 leads a day you have to actively work). Our take, you can outperform the agents buying leads, by developing a strong 100 person database that you show up for consistently and let the seven-year cycle plus referrals do the heavy lifting. Done right, you stop chasing strangers at a 3% conversion rate and start running a business that compounds every year you stay in it. Not to mention is a whole lot more fun!

The "Wet Blanket" Listings That Are Killing Your Real Estate Business

"Wet Blanket" might not immediately bring an idea to mind, but we would argue once you hear our definition at least one listing or client will come to mind immediately. In this conversation, we get into the "wet blanket" listings that quietly wreck your business, your energy, and your life. One of the beautiful things of this business is that you get to choose who you work with. You don't have to take every listing, The ones you say no to make room for the ones you were meant to serve. It comes down to laying out your process clearly upfront so the seller can opt in with full understanding, chasing what Matt calls the "unified yes" (where their yes and your yes are the same yes), and being willing to refer out the ones that aren't in alignment. Done right, you stop dragging comforters through your day and start running a business that actually fuels your life. The Dunning-Kruger Effect in Real Estate: Why Smart Clients Make Confident Mistakes

You're sitting at the listing appointment. Your seller has run their home through Zillow, asked ChatGPT what it's worth, talked to a neighbor who sold last year, and read a Facebook post that confirmed everything they already believed. They walk in fully confident. And you have about ten minutes to work with that. In this conversation, we get into the Dunning-Kruger Effect and what it actually looks like in a real estate transaction. We unpack "Mount Stupid" and "The Valley of Despair" (the two landmarks on the learning curve every client and every agent passes through), why your clients hit peak confidence the moment they know just enough to be dangerous, why this is amplified in real estate specifically because so much of the knowledge only comes from doing the work, Garrett's stock market run (and the moment "the Garrett hedge fund" got humbled), the track day version of the same curve, why the Zillow Zestimate accuracy rating is the most underused conversation-starter you have, the Facebook commenter effect and why everyone's the loudest right before they actually engage, the agent who thinks the high-producer next door is "just lucky," and the closing reframe that you don't avoid this curve. Riding it is growth. If you are thinking you have to knock your client off the mountain to get them to where you need them to be - not quite! It simply comes down to a few things. First, acknowledging they were smart to do research up front, the best of us do. Acknowledge that they got information from somewhere they trust. And show genuine appreciation that they are coming to the table with some ideas. Then collaboratively bringing new information to the table without making them defensive. Done right, confident clients become committed clients, and committed clients close. Want to joins us for weekly coaching - check out tentenths.co

Stop Selling Houses. Start Coaching Clients.

The term coach has been widely misused over the last few decades. More often than not, what some might call a coach is truly an accountability partner. But if you can tap into what it means to be a true coach, it can transform your client relationships into something that endures time. In this conversation, we unpack the difference between a coach and an accountability partner and more importantly, how being a coach to your clients can dramatically (positively) impact your overall business. There is a lot of confusion around what it means to be a coach. Many people have adapted the title to different scenarios that are not truly coaching. At the end of the day, it comes down to asking better questions up front, staying curious about why your client is actually buying or selling, and showing up for the long journey of homeownership instead of just this one deal. Done right, you stop chasing transactions and start building the kind of relationships that fuel a business for decades. And if you are looking for a coach in your world, reach out. You probably felt it in this episode, but we have a passion for coaching. There is nothing we like more than helping people find their genius, develop their vision into reality, and create the abundance in their life and business that is waiting for them.
