Heather Klompmaker | ADHD & Real Estate Coach For Women in Real Estate | Realtor

Top 5% Globally Ranked Podcast for Real Estate Agents with ADHD Who Want Simplified Systems to Grow Their Business.

Are you struggling to stay consistent in your real estate business no matter how many systems or strategies you try? Do you often feel overwhelmed by endless to-do lists, bouncing between tasks, and wondering what you actually accomplished at the end of each day? Are you constantly comparing yourself to other agents’ success and feeling like an imposter? Tired of being busy all day but not seeing the results you want in your business?

I’m so glad you’re here!

This podcast will help you create simple, ADHD-friendly systems, take the guesswork out of what you should be doing every day, and show you how to manage your time in a way that actually works for you…so you can grow a stable and profitable business, and finally have both a business and life you love!

Hi, I’m Heather —a wife, mom of three and long-time realtor. I spent years chasing success in real estate — busy all day, every day, yet never feeling like my results matched how hard I was working.

I was spinning my wheels, wasting money on every tool, system, and strategy that promised my business would finally click, but none of them actually helped me grow. I’d end each day exhausted, overwhelmed, and wondering why I couldn’t just pull it together or find the level of success I saw agents all around me achieving.

It wasn’t until I hit a season of burnout and was diagnosed with ADHD that I finally realized that if I was going to create a consistent, stable business and finally achieve the success I desired in real estate I needed to understand ADHD, simplify my business and focus on what truly moves the needle.

I rebuilt my business from the ground up, creating a strategic plan I could actually stick with — simple systems that helped me know exactly what to do each day to grow in a way that works with my adhd brain, not against it.

And I’m so excited to share it with you!

If you’re ready to stop winging it and finally run your real estate business with confidence knowing you’re working on the right things — and doing them consistently- so you can grow and maintain a stable, profitable real estate business without the overwhelm, then you’re in the right place!

So reheat your coffee for the 10th time, open your notes app and let’s go!

P.S. If this sounds like you, but you're not sure if ADHD is part of your story or not, I have a free resource for you! Grab The Ultimate ADHD Symptom Checklist For Women here.

63 | 5 Questions to Ask Yourself Every Quarter to Know If Your Real Estate Business Is Actually on Track

In this episode, I'm walking you through the five questions I ask myself at the end of every quarter to get a realistic picture of where my business actually stands so I can make a real plan for the next 90 days instead of operating on feelings and assumptions. Your ADHD brain assesses by feeling, not data. And that perception gap could be costing you more than you realize. Most realtors with ADHD assume they're behind when the numbers tell a completely different story. We tend to let a few hard weeks or a deal that fell through color how we see the entire quarter, and then we start pulling back right when we should be leaning in. That's why it's so important to take time each quarter to evaluate where you've been and make adjustments as needed. As you do this, you'll begin to see patterns in your business and make decisions based on data, not just how you feel. That's exactly what I'm teaching inside my upcoming free masterclass, The ADHD Realtor Reset. I’ll walk you through how to turn that clarity into 3 simple systems that will turn scattered effort into consistent closings. If nothing changes, the next 6 months will look exactly like the last 6 months. If you're ready to feel in control of your business and start closing deals at the level you know you're capable of, save your seat 👉 heyadhdagent.com/reset. 61 | Stop Managing Your Time. Start Managing Your Energy Instead

If you’ve ever sat down at your desk knowing you should be doing something in your real estate business but can’t seem to get started, you’re not alone. Time management for real estate agents with ADHD can feel incredibly frustrating, especially when traditional productivity advice doesn’t work with the way your brain operates. Color-coded schedules, rigid time blocking, and productivity advice that works for other people often leave ADHD entrepreneurs feeling frustrated, inconsistent, and burned out. In this episode, we’re shifting the conversation away from traditional time management and toward something far more effective for ADHD brains: energy management. Instead of forcing yourself into someone else’s schedule, you’ll learn how to start paying attention to your natural energy patterns and match the right tasks to the right energy level. When you do that, your schedule becomes easier to manage, your productivity improves, and running your real estate business starts to feel far less draining. We also talk about common ADHD challenges like time blindness, task initiation struggles, and procrastination, and how these impact your ability to follow traditional productivity systems. By the end of the episode, you’ll understand how to identify your own energy patterns and start structuring your workday in a way that actually works with your brain. Ready to simplify your business? If you’re ready to stop guessing your way through your business and build simple systems you can actually follow, Real Estate Simplified was created for you. 58 | A Simple Sphere Marketing System for Realtors Who Overthink Everything

If you’ve ever found out a past client moved and you weren’t the real estate agent they used, you know how frustrating that can feel. In this episode, we’re talking about why that happens and how to prevent it with a simple, sustainable sphere marketing plan that actually works for realtors with ADHD who tend to overthink everything. Instead of building a complicated 147-step follow-up system you’ll never stick to, I’m walking you through what I call “Sphere 1.0” — the foundational system every real estate agent needs in place before adding more lead sources. You’ll learn: The four core touchpoints that keep you top of mind with your sphere and past clients How to build a real estate referral system that fits an ADHD brain Why consistency in your real estate business matters more than complexity How to simplify your sphere marketing before you amplify with more strategies This episode isn’t about cold calling your database every quarter or memorizing scripts. If you implement even the basics we cover here, you’ll be well on your way to stronger client relationships, more referrals, and more consistent closings. 57 | Don’t Even Think About Using Social Media as a Lead Source Until You Do This

Social media can feel like the ultimate “should” in real estate. We’re told we have to be on it, have to post daily, have to make reels, have to build a following, and somehow all of that is supposed to magically turn into clients. But for a lot of realtors, especially real estate agents with ADHD, social media ends up feeling like a lot of effort with very little return. In this episode, we’re taking a grounded, realistic look at the role social media should actually play in your business. I’m breaking down when social media makes sense as a lead source, when it doesn’t, and the qualifications you should meet before trying to use it for lead generation. We’ll also walk through practical best practices for optimizing your profile, using stories effectively, creating content that works, and building community-based lead magnets that nurture real relationships. Most importantly, we’re flipping the script on the idea that every agent needs to go all in on social media. For some of you, social media is meant to be a nurturing tool, not your main lead source, and that’s okay. If you’ve ever wondered whether social media is worth the time and energy you’re putting into it, this episode will help you get clear on the smartest path forward. And if you’re ready to build a simple system for staying connected to your sphere so social media doesn’t feel like your only option, join my free masterclass, Referrals on Repeat Simplified. 56 | Tired of Chasing Real Estate Leads? Close More Deals by Going Deeper with Your Sphere

Have you ever caught yourself thinking that if you just had more leads, your business struggles would disappear? In this episode, I’m flipping the script on the traditional advice to add more platforms, more strategies, and more exposure in order to close more deals. For realtors with ADHD, that approach often backfires and leaves you overwhelmed, overworked, and not seeing the results you hoped for. We’re talking about why going deeper with the people who already know, like, and trust you is one of the most powerful moves you can make in your real estate business. You’ll learn why adding new lead sources can actually make things harder, how to recognize the untapped potential already sitting in your sphere, and why real estate success is less about more contacts and more about deeper connections. If you’ve been feeling scattered, stretched thin, or unsure where your next deal is coming from, this episode will help you refocus on what really matters. And if you want to go even deeper with your sphere, join me for my free upcoming training, Referrals on Repeat, Simplified where I’ll teach you how to build a simple, ADHD-friendly system to stay top of mind with your sphere and create consistent repeat and referral business. 55 | What To Focus On As A Realtor With ADHD When You Aren’t With Clients

If you’ve ever sat down at your desk and thought, What am I supposed to be doing right now, you’re not alone. A lot of realtors with ADHD feel confident and focused when they’re with clients. But when there’s no showing, no listing appointment, and no clear structure, it can be hard to know what to work on. Instead of moving things forward, the day gets filled with busy work, distractions, or staring at your computer screen feeling stuck. In this episode, I breakdown what to focus on when you aren’t with clients so you don’t have to guess at what tasks you should be doing as a realtor with ADHD to grow your business. You’ll learn how to organize your non client time into a few simple buckets that actually make sense for an ADHD brain. We cover relationship based follow up, buyer matchmaking, getting ahead on listing and buyer prep, working on marketing without getting lost in it, and why setting aside CEO time each week makes everything else feel easier. In this episode, I walk you through a simple weekly planning approach you can complete in 30 minutes or less. It’s designed specifically for an ADHD brain, so it prioritizes clarity, flexibility, and follow through instead of perfection. You’ll learn how to stop cramming your calendar, get clear on what actually matters each week, and create a plan that supports action instead of overwhelm. This episode is especially helpful if you’ve been feeling busy but not productive, struggling with consistency, or unsure how to decide what deserves your time. In this episode of the Hey, ADHD Agent podcast, I’m breaking down the five most important things realtors should be tracking to build a more consistent and sustainable real estate business. 52 | You Don’t Need More Lead Sources. This Is What Realtors with ADHD Need First

Many realtors feel like the answer to growing their business is always to add more lead sources. More marketing. More strategies. More effort. But for realtors with ADHD, trying to do everything is often the very thing keeping their business stuck. In this episode, I’m unpacking why adding more before mastering the basics leads to overwhelm, burnout, and inconsistent results, even when you’re working hard and doing all the “right” things. We’re talking about why growth doesn’t come from stacking more onto your plate, how shiny object syndrome shows up in real estate, and why inconsistency is rarely a motivation problem and almost always a clarity problem. I walk you through step 5 of my Minimum Impact Method and explain why the final step, master before you add more, is the key most agents skip. You’ll learn why foundational activities like sphere follow up, past client connection, and simple weekly systems matter far more than adding new lead sources too early. If you’ve ever felt busy all day but unsure what’s actually moving your business forward, this episode will help you rethink how you grow and where your attention truly belongs. This is a mindset shifting and strategy focused episode designed to help you slow down, simplify, and build your business in the right order so growth actually sticks. 51 | “Just Add Systems” Advice Doesn’t Work for Realtors with ADHD. Here’s What Actually Does

Many realtors are told they “just need better systems” to scale their business, but no one ever explains what that actually means or where to start. In this episode, I’m unpacking a real question that came up in a large real estate Facebook group and breaking down why so much of the “just add systems” advice misses the mark, especially for realtors with ADHD. We’re talking about why systems are not tools or CRMs, what a system actually is, and why trying to plug in tech before defining your process is what keeps so many agents stuck, overwhelmed, and constantly reinventing the wheel. I walk you through a simple three-step framework to help you get your processes out of your head, create clarity around how your business actually runs, and build systems that support you instead of adding more complexity. Implementing this framework will help you build real systems for time management, lead generation, and client workflows so your business stops living in your head and starts feeling manageable. If you’ve ever felt like everyone else understands systems except you, or you’ve tried CRMs, automations, and platforms that never quite stick, this episode will give you a completely different way to think about building your business. This is a foundational, tactical episode that will change how you approach systems moving forward. And if you want support implementing these systems instead of trying to figure them out on your own, I’d love to invite you inside Real Estate, Simplified. Real Estate, Simplified is my 12-week course and group coaching experience for realtors with ADHD who want clear processes, simple systems, and a business that actually works for their brain. How did your real estate business feel last year? Not the numbers. Not the transactions. Not the income. But how did it feel day to day when you sat down to work? In this episode, I’m breaking down three strategic shifts that can help you move your real estate business from chaotic to confident in the year ahead. This is a coaching-style conversation for real estate agents with ADHD who are tired of holding everything together in their head and want more clarity, consistency, and control. We talk about why doing more isn’t the answer, how clear systems reduce overwhelm and decision fatigue, and why delegation only works once your foundation is in place. If you’ve been successful on paper but still feel scattered, overwhelmed, or like you’re constantly reacting instead of leading your business, this episode is for you. What You’ll Learn in This Episode • Why doing more is not the answer to growth or consistency • How mental load and unfinished projects create ongoing overwhelm • What it actually means to simplify your business and remove what isn’t serving you • How to build clear systems that take the guesswork out of each day • Why ADHD brains struggle with prioritization and how systems help • When delegation works and why it should come after clarity and structure If listening to this episode made you realize that your business feels chaotic because you’re holding too much in your head, Real Estate Simplified was built for you. 48 | Want More Consistency in Your Real Estate Business in 2026? Hiring a VA Is the Next Step

Delegation and hiring a VA can feel like one of the hardest things to figure out as a real estate agent with ADHD. You know you need help, but you feel too scattered, too busy, or not “together enough” to hand things off. In this episode, I sit down with Lizzy Brooks, Founder and CEO of Virtually Brooks, to talk about what delegation actually looks like in real life. Not in a perfect, polished business, but in the messy middle where most agents are operating. We also unpack why waiting until everything feels organized keeps agents stuck, how leverage creates consistency, and why the small behind-the-scenes tasks are often the biggest source of burnout for ADHD brains. If you’ve ever felt like you’re doing everything but still not getting ahead, this conversation will help you rethink how support fits into your business. This is an especially timely listen as you wrap up the year and start thinking about how you want 2026 to feel. What You’ll Learn in This Episode • Why trying to do everything yourself leads to inconsistency and burnout • The “messy middle” and why waiting to delegate until things feel perfect does not work • How delegation creates consistency even during busy seasons and life interruptions • What most real estate agents get wrong when hiring a VA • Why operational support is different from simply outsourcing tasks • How leverage helps ADHD brains focus on income-producing work instead of draining details If listening to this episode made you realize you need leverage but you also feel like your systems are not clear enough to delegate yet, Real Estate Simplified was built for you. Real Estate Simplified is my 12-week group course and coaching experience designed specifically for realtors with ADHD. Inside the program, you’ll build simple, repeatable systems so you know what to work on each day, stay consistent, and eventually delegate with confidence. 47 | Where I’m Actually Spending Money in My Real Estate Business for 2026

For a long time, I fell into shiny object syndrome hard. I was stacking tools, apps, and resources thinking I was building systems, but really I was just collecting things that sounded good and hoping they would magically make my business feel easier. One of the things I’ve learned since my ADHD diagnosis though is that the agents who make the most progress are not the ones who buy the most tools. The most successful agents are the ones who make clear decisions, track what’s working, and invest in the things that actually reduce mental load, create consistency, and move the needle. In today’s episode, I’m walking you through the framework I use when I’m deciding what to invest in at the end of one year and the beginning of the next, and I’m sharing the five things I’m intentionally investing in for 2026. This episode will help you stop spending money just because something sounds promising and start spending money based on what actually supports your business and your brain. You’ll learn: how to decide if something is worth investing in why overlapping tools and lead sources quietly drain your time and money how to set your lead sources and priorities at the beginning of the year so you can track what’s actually working the five investments I’m making for 2026, and why each one earned its place By the end, you’ll have a filter you can run any potential investment through so you can stop guessing, stop overcomplicating your business, and start building with clarity. And if you’re tired of wasting money on programs, tech and tools that don't actually work for your ADHD brain and are craving more structure and support so you can build systems that actually work for you, Real Estate Simplified is where it all comes together. It’s the 12 week course plus group coaching experience where I teach you the framework and systems I use in my own business so you can simplify, create consistency, and stop relying on willpower to hold everything together.
