E455: The Power of Proximity: How to Build Relationships That Open Doors with Michael Rebelo

What happens when a 21 year old skips college, says yes to every room he can get into, and refuses to stop showing up? Michael Rebelo of Ever Forward Capital Partners joins Josh McCallen on Capital Hacking to share how he chose entrepreneurship over the traditional path with one goal in mind: to retire his mother and help other middle Americans do the same. It started with a pair of free event tickets and a 6:55 AM community call. That willingness to show up in person connected Michael with mentors like Russell Gray and led to his first multifamily investment, a 152-unit property in Tyler, Texas, followed by a deal in Tulsa, Oklahoma. He also shares how he landed an interview with Robert Kiyosaki by simply saying hello. Josh and Michael dig into raising capital through in-person events and local clubs, building partnerships with experienced operators, Michael's multifamily buy box and market selection process, and why distressed properties may create opportunity in the years ahead. Key Takeaways Showing up in person opens doors that online networking can't Partnering with experienced operators can help newer investors get into larger deals Local clubs and live events are some of the best places to raise capital Curiosity beats a script when you're talking with big names Distressed debt and bridge loans may create buying opportunities ahead Episode Highlights 00:00 Welcome and Introduction of Michael Rebelo 02:04 Meet Michael Rebelo: A 21 Year Old Entrepreneur Who Chose a Different Path 03:23 Mentors, Free Tickets, and the Connections That Changed Everything 06:59 The First Acquisition: Bringing Capital to a 152 Unit Deal in Tyler, Texas 10:26 Building New Partnerships and Closing a Deal in Tulsa, Oklahoma 11:31 Raising Capital Through In Person Events and Local Clubs 12:32 The Ever Forward Vision: Podcasting and Rebuilding Communities 15:28 Why Seeing Your Properties in Person Matters 16:19 Interviewing Big Names: Be Curious and Skip the Script 18:11 How a Simple Hello Led to an Interview with Robert Kiyosaki 20:18 Michael's Multifamily Buy Box and Market Selection 22:56 Distressed Debt, Bridge Loans, and Finding Deals Through Partners 25:12 How to Connect with Michael Rebelo and Ever Forward Capital Partners Connect with Michael LinkedIn: https://www.linkedin.com/in/michael-rebelo-045024299/ Website: https://www.everforwardcapitalpartners.com/ Learn More About Accountable Equity Website: http://www.accountableequity.com/ Free eBook: https://accountableequity.com/case-study/#register Enjoyed this episode? E454: The Purpose of Income Is to Buy More Income: The War Chest Principle with Christopher Hemmert

Poor people believe income is for paying bills. The middle class uses it to borrow more. Wealthy people use it to buy more income. Christopher Hemmert, creator of The War Chest Principle, joins Josh McCallen to explain why that difference shapes everything about how wealth is built and protected. After years in the service industry and a career in financial planning, Christopher came to believe that true wealth is your willingness and ability to create value for others. If you lose everything, that ability is what lets you build it all back. From there, the conversation gets practical. Christopher explains how financial institutions define liquidity as accessing capital without selling the asset, why he uses dividend paying cash value life insurance to mirror that structure, and the simple test for spotting a policy that serves the agent instead of you. He and Josh also discuss when to borrow against a war chest, why debt should only fund income producing assets, and why leaving income producing assets to your kids offers more security than leaving cash. Key Takeaways A war chest's job is readiness: capital structured so pressure never makes the decisions Wealthy people fund stable compounding assets first, then leverage them Borrow for income, never for consumption A well-designed policy builds meaningful cash value in year 1 Episode Highlights 00:00 Welcome and Introduction of Christopher Hemmert 01:43 From the Service Industry to Rethinking Traditional Finance 03:12 What Is the War Chest Principle? 04:13 Why True Wealth Is Built in Times of Duress 06:26 How Wealthy People and Institutions Define Liquidity 08:43 Designing Cash Value Whole Life for Maximum Liquidity 12:33 Should You Borrow Against Your War Chest to Invest? 15:45 The Purpose of Income Across Economic Classes 18:34 How to Connect with Christopher Hemmert Connect with Christopher YouTube: https://www.youtube.com/@ChristopherHemmert Website: https://warchestprinciple.com/ Learn More About Accountable Equity Website: http://www.accountableequity.com/ Free eBook: https://accountableequity.com/case-study/#register Enjoyed this episode?
